Why Mortgage Applications Get Rejected: 9 Hidden Causes

You found the perfect house, made a competitive offer, and the seller accepted. Then your mortgage application gets denied, and the deal falls apart. It is a crushing experience, but it is also more common than most buyers realize. According to the Mortgage Bankers Association, roughly 8 to 10 percent of all mortgage applications are rejected. That figure climbs much higher for first-time buyers, self-employed applicants, and those with imperfect credit.

The sting of rejection often feels personal, but it rarely is. Lenders make decisions based on a strict set of risk criteria, and a single overlooked detail can derail your approval. The good news is that most rejections are avoidable once you understand how lenders think. In this guide, we break down the most common reasons why mortgage applications get rejected and show you exactly what to do before you apply again.

1. Credit Score Below the Lender’s Minimum

Your credit score is the first thing a lender reviews, and it often becomes the deciding factor. Conventional loans typically require a minimum score of 620, while FHA loans can go as low as 580 with a 10 percent down payment. Some government-backed programs, like VA loans, have no official minimum, but most lenders set their own floor around 580 to 600.

A score below these thresholds signals to the lender that you might struggle to make payments. Even if you have a steady income and a large down payment, a low credit score can still trigger a rejection. But here is the nuance: the required score depends on the loan type. A lender might reject you for a conventional loan, yet the same application could be approved under an FHA or VA program.

Before you apply, check your credit score from all three major bureaus, Experian, Equifax, and TransUnion. If your score falls below the minimum for the loan you want, take time to build it up. Pay down credit card balances, dispute any errors on your report, and avoid opening new accounts. Waiting a few months to improve your score is far better than collecting a rejection on your record.

2. Debt-to-Income Ratio Exceeds the Limit

Your debt-to-income (DTI) ratio measures how much of your gross monthly income goes toward debt payments. Lenders use this number to gauge whether you can comfortably afford a new mortgage payment alongside your existing obligations. Most conventional loans cap the DTI at 43 percent, though some lenders accept up to 50 percent with strong compensating factors like a high credit score or a large down payment.

DTI is one of the most common reasons why mortgage applications get rejected, because buyers underestimate how much of their income is already committed. If you have student loans, car payments, credit card minimums, or child support, they all count toward your DTI. To calculate your DTI, divide your total monthly debt payments by your gross monthly income. For example, if you earn $8,000 per month and pay $2,000 toward debts, your DTI is 25 percent. Adding a $2,500 mortgage payment would push you to 56 percent, which exceeds most limits.

If your DTI is too high, you have three options: increase your income, pay down debt, or choose a less expensive home. You can also consider an FHA loan, which allows DTI ratios up to 57 percent in some cases. A lender can help you project whether a small debt payoff would bring you under the limit.

3. Employment Gaps or Unstable Income History

Lenders want proof that you will have a steady paycheck for years to come. They typically require two years of consistent employment history, and they verify your income through tax returns, pay stubs, and employer verification. If you recently switched industries, took a leave of absence, or started a business, expect extra scrutiny.

Self-employed borrowers face an even tougher hurdle. You must show at least two years of profitable tax returns, and lenders often average your income over that period. If your income dipped in the most recent year, the lender may use the lower average, which could raise your DTI and trigger a rejection. A common mistake is applying right after a major career change, such as moving from a salaried job to freelance work, without giving your new income stream time to build a track record.

To avoid this issue, wait until you have two full years of consistent income in the same field. If you are self-employed, keep your business and personal bank accounts separate, and be ready to provide profit and loss statements. If you recently returned to work after a gap, consider waiting until you have at least six months of pay stubs from your new employer.

4. Insufficient Down Payment or Gift Fund Issues

Your down payment is more than a percentage; it is proof that you have skin in the game. Most conventional loans require at least 3 to 5 percent down, while FHA loans ask for 3.5 percent. If you cannot come up with the minimum, your application will be rejected outright. However, rejection can also happen when you have the money, but you cannot document where it came from.

Lenders are required to trace the source of your down payment to prevent money laundering. If you received a gift from a family member, you need a signed gift letter stating that the money does not need to be repaid. If the funds were transferred from a friend or a source that is not an approved donor, the lender may question the legitimacy and deny your loan.

Another common issue is large, unexplained deposits in your bank account. A $5,000 deposit from a side gig or a cash gift from a relative can raise red flags if you cannot produce a paper trail. To avoid this, keep your down payment funds in a separate account for at least two statement cycles, and document every deposit. If you plan to use gift money, make sure the donor provides a clear letter and proof of their own funds.

5. Appraisal Comes in Below the Purchase Price

The home you are buying must appraise for at least the agreed-upon purchase price. If the appraisal comes in lower, the lender will only approve a loan based on the appraised value, not the sale price. This creates a shortfall that you must make up in cash, or the deal falls through. In a hot market, bidding wars can push prices far above fair market value, making a low appraisal more likely.

When the appraisal is low, you have a few options: ask the seller to drop the price, bring extra cash to cover the difference, or challenge the appraisal with new comparable sales. If none of these work, the lender will reject the application because the loan-to-value ratio exceeds their maximum. To protect yourself, include an appraisal contingency in your offer, and be prepared to negotiate if the home does not appraise.

6. Property Issues Uncovered During the Title Search or Inspection

The property itself can also cause a rejection. A title search reveals any liens, unpaid taxes, or legal disputes attached to the home. If the seller has an outstanding judgment or a contractor’s lien, the title is not clear, and the lender will not fund the loan until the issue is resolved. Similarly, a home inspection might uncover serious structural problems, like foundation cracks, roof damage, or mold, that make the property ineligible for financing.

Lenders require a clear title and a property that meets minimum safety standards. If a title issue arises, the seller must pay off the lien or resolve the dispute before closing. If the inspection reveals major defects, you can renegotiate the price or ask the seller to make repairs. If the seller refuses, you may need to walk away, and your application will be denied because the property no longer qualifies.

To avoid these surprises, hire a reputable home inspector and order a title search early in the process. If you are buying a fixer-upper, consider a renovation loan like the FHA 203(k), which rolls repair costs into your mortgage. A lender can guide you on which loan product fits the condition of the home.

7. Incomplete or Inaccurate Application Documents

Sometimes, the reason why mortgage applications get rejected is not about your finances at all; it is about your paperwork. A single missing tax document, an unverified bank statement, or a typo in your name can cause a delay that turns into a denial. Lenders operate on strict timelines, and if you cannot provide the required documents within a few weeks, the underwriter may close your file.

Common documentation mistakes include failing to include all pages of your bank statements, providing blurry or unreadable copies, and forgetting to sign the application. To avoid these pitfalls, create a checklist of required documents: two years of W-2s, two months of bank statements, pay stubs from the last 30 days, and your driver’s license. Double-check every page for completeness and accuracy before you submit.

If you are self-employed or have irregular income, expect to provide even more paperwork, such as profit and loss statements, business bank statements, and a letter from your CPA. A mortgage professional can help you prepare a complete file from the start, which reduces the risk of a rejection due to missing information.

8. Changes in Your Financial Situation After Pre-Approval

Getting pre-approved is not a guarantee of final approval. Many buyers make the mistake of making major financial changes after pre-approval, such as switching jobs, financing a new car, or racking up credit card debt. These actions can alter your credit score, DTI, or employment stability, and the lender will re-verify everything before closing. If your situation worsens, the loan can be denied at the last minute.

For example, suppose you were pre-approved with a 720 credit score and a 35 percent DTI. Then you buy new furniture for your future home on a store credit card, which pushes your DTI to 39 percent and drops your score to 690. The lender may see this as a risk and reject your application, even though you already had an approval letter.

The safest approach is to keep your finances exactly as they were during pre-approval. Do not open new credit accounts, do not make large purchases, and do not change jobs until after closing. If you must make a change, contact your lender immediately to see how it affects your approval.

9. Getting Rejected: What to Do Next

If your application is denied, you have the right to know why. The lender must provide a written explanation, and you can request a copy of the credit report they used. This information is your roadmap to fixing the problem. In many cases, the rejection is based on a specific issue, such as a low score or a high DTI, that you can address over time.

Start by obtaining your credit report and reviewing it for errors. Dispute any inaccuracies, and then focus on paying down debt to lower your DTI. If your income is unstable, consider waiting a year or two until you have a longer track record. You might also explore alternative loan programs, such as FHA, VA, or USDA loans, which have more flexible requirements.

Another critical step is to re-evaluate the price range of the home you are pursuing. A cheaper home might bring your DTI and down payment into line, making approval possible. You can also strengthen your application by increasing your down payment, which reduces the lender’s risk. Once you have made improvements, wait at least a few months before reapplying, as multiple credit inquiries in a short period can further lower your score.

Finally, consider working with a seasoned mortgage broker who can match you with the right lender and loan product. They can review your financial picture, identify potential red flags, and guide you through the application process. A rejection is not the end of your home-buying journey, it is simply a signal that you need to adjust your strategy.
